Financialized is a long-term multimedia project examining how financialized landlords — investment corporations that bundle housing into portfolios and treat homes as assets to maximize returns — are transforming Canada’s housing landscape. Drawing on seven years of documentary work in Ottawa and Toronto, it combines photography, data visualization, and archival material to trace how capital targets racialized communities for profit, and how industry euphemisms like “neighborhood repositioning” describe what is, in practice, racial displacement. The work follows three sites held by some of Canada’s largest financialized landlords: Herongate in Ottawa, where Hazelview demolished 150 homes housing primarily Somali families in 2018; West Lodge in Toronto’s Parkdale, where over 200 units have been kept deliberately vacant as the buildings deteriorate; and Thorncliffe Park, where Starlight Investments pursues above-guideline rent increases to push residents out. It also documents what tenants have done in response — occupying vacant suites at West Lodge to run a food bank, and sustaining a rent strike of roughly 100 Thorncliffe households from 2023 to 2025.
